Q: What conditions or covenants apply to the land purchase?

Q: What payment terms apply?

  • For private buyers, a 20% deposit is payable on signing the sale agreement. Settlement Terms will be illustrated at time of release.
  • For buyers registered for GST, a deposit of approximately 10% of the GST-exclusive price will be required. Settlement Terms will be illustrated at time of release.

Q: When does Title issue?

  • Usually within a month of the 224 certificate being issued. Timing is dependent on processes within LINZ (Land Information New Zealand).

Q: When can I start building?

  • Building Consents can be issued after Council releases the infrastructure completion certificate (known as the 224 certificate, which relates to clause 224 of the Resource Management Act). Council normally advises all section purchasers when the 224 has been issued for the particular stage completed. Titles are usually issued by Land Information New Zealand around a month after the 224 certification is sent to them.

Q: What is the process for buying a section?

  • Refer to the "Buy-a-Section" page.

Q: Will the Council buy-back our section if we cannot fund our final payment?

  • No, it is not Council Policy to buy-back sections. We expect that owners in this predicament will endeavour to find a buyer for their section, so that settlement can still be made in accordance with the contract. A 'Nomination' is the preferred means of legal transfer.

Q: Is the land purchase price negotiable?

  • No

Q: When are more sections going to be released?

  • Council is committed to releasing stages at regular intervals. Details will be made available on the website, whenever a release date is determined.
